Asbestos Surveys

Asbestos surveys from SGS – identify the presence of asbestos to reduce risks and comply with regulations.

If you are the landlord or building manager of a non-domestic premise, or if you are managing a demolition or refurbishment project, you must identify the presence of asbestos so that risks to occupants and workers are minimised. Regulation 4 of the Control of Asbestos Regulations 2012 requires building managers to make suitable and sufficient assessments of asbestos in non-domestic premises. Regulation 5 requires that assessments be made prior to undertaking any work that might disturb asbestos in the area.

We conduct asbestos surveys that enable you to comply with either regulation.

Why Choose Asbestos Surveys From SGS?

We offer management surveys for compliance with Regulation 4 and demolition/refurbishment surveys for compliance with Regulation 5, as outlined in publication HGS264, 'Asbestos: The Survey Guide'.

Management surveys concentrate on surface materials that people are exposed to in everyday circumstances. They cause very little disturbance to occupants. On the other hand, demolition surveys are generally unsuitable for occupied areas, as they require full access behind facings and into voids and boxing. They can cause widespread damage and debris. To avoid causing unnecessary damage and creating unnecessary risks, we will design a survey that meets your specific needs, tailoring it to your objectives.

For all types of surveys, we will produce an asbestos register as well as plans, observations, photographs and recommendations as appropriate. We provide a United Kingdom Accreditation Service (UKAS) Certificate of Bulk Analysis where samples have been taken.

We use the latest computer technology to transfer data directly from your site to our systems, ensuring accuracy and fast turnaround times and minimising human error. We will provide a survey report in the format that best meets your needs. This can be a bound hard copy, a PDF file, an Excel spreadsheet or a bespoke database created by our in-house IT department.
